Umer Shauket built Cresco Real Estate in Dubai. Records don’t,” says the founder and CEO of Cresco Real Estate, a line that now guides the company’s research arm, Cresco Intelligence.Shauket entered real estate in 2018 while still based in Pakistan, learning the Dubai market remotely before relocating permanently in 2022 and founding Cresco the same year.
Four years later, the company says it has participated in more than 2,500 transactions worth over AED 6.8 billion and worked with more than 50 developers across the UAE.Shauket is quick to credit the country that gave him the platform.“Nothing I built would exist without the UAE,” he says. “People talk about how fast Dubai moves, but that speed only works because investors have confidence in the system.In 2026, he relocated to Los Angeles to begin Cresco’s next chapter.Inside the company, the strategy is called The Bridge: connecting Gulf investors with U.S. real estate, while helping American buyers understand opportunities in the UAE.The thesis is simple. Capital is increasingly global, but property remains local.A buyer from Dubai may want Miami exposure but not understand U.S. escrow, agency or tax structures. An American investor may be interested in Dubai but unfamiliar with off-plan contracts, payment plans or service charges.Cresco wants to operate between those two worlds.Miami is an early priority, given its international buyer base, branded residences and pre-construction culture. Los Angeles and New York are part of the longer-term plan.
Shauket’s approach is also becoming more skeptical.Rather than treating every development as an opportunity, Cresco increasingly focuses on transaction data, completed inventory and valuation.A payment plan changes when you pay,” he says. “It does not automatically change what the property is worth.That is an unusual message from a brokerage founder, but Shauket sees it as necessary.Our job should not be to find a reason for someone to buy. It should be to find the reasons they shouldn’t buy first.For now, the U.S. expansion remains a test. But Shauket does not describe it as leaving Dubai.I didn’t leave Dubai,” he says.
